Case Studies in Design / Build
 
Three examples of past Design / Build projects are described here to illustrate how the process is applied to actual situations.

Client A - An Older Home Remodel

bulletThis client had decided to purchase an older home in an established neighborhood that would be close to their work.  They intend to update the home they purchase with some modern conveniences by adding an addition.  Both are professionals and want to retain their short commute and have found several homes that they are interested in.  They have contacted James R. Irvine Construction to look at the homes being considered and advise them as to the existing conditions and which property would be the most cost effective to remodel.
bullet After examining the properties and making some preliminary concept drawings of possible remodeling scenarios, they make their final decision and purchase one of the homes.
bullet A Design / Build contract is prepared to design the additions and renovations.  Several design solutions are prepared that show various degrees of new work and also how the existing space could be remodeled.  All schemes indicate and outline the actual construction cost.
bullet A decision is made to use a combination of newly constructed and remodeled space.  The design is refined and the final construction drawings are prepared along with complete specifications and the contract for construction.
bullet At acceptance of the construction contract, permits are applied for and the demolition and construction phase begins.

Client B - A New Home Construction

bulletThis client has come to James R. Irvine Construction as a referral from a previous customer that we have built a custom home for using the Design / Build process.  These clients have purchased a building lot and have selected several sample plans from catalogs of prepared plans for their new dream home that are all very similar in size and design.
bulletAt the initial consultation meeting it became evident that their budget would not allow for the construction of the selected or proposed homes.  To meet their needs, a Design / Build contract was prepared that would produce a custom plan and incorporate as many features as possible and remain within their resources to build.
bullet Several preliminary plans were prepared along with specifications and pricing information.  The final design was selected, modified and the construction documents prepared.  Actual construction began shortly thereafter and a home was built that gave the clients a finished product that meets their needs, wishes and budget.

Client C - A Vertical Renovation

bulletThese clients had a beautiful older home that they have owned for quite some time in a area of upscale homes.  Their "wishes" were to add additional living space, storage and a modern master suite.  The siting of the home on the lot and the proximity of large trees and mature landscaping prohibited extending the footprint of the home to accommodate the changes.
bullet A Design / Build contract was prepared that would complete a second story to the existing home that would include all of the desired changes.  Designs were prepared that would be in harmony with not only the existing home but with the architecture of the surrounding homes as well.
bulletAfter the design phase was completed, construction began which included removal of the existing roof structure and erection of the second story.
